1. About Unlokd

Unlokd (“we”, “us”, “our”) is a co-living marketplace operated by Unlokd Pty Ltd (ABN pending), providing an online platform that connects landlords, real estate agents, and tenants for the purpose of co-living rental arrangements. The platform is accessible at liveunlokd.com.

2. Acceptance of Terms

By creating an account, accessing, or using the Unlokd platform, you agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree, you must not use the platform. These terms apply to all users including landlords, agents, and tenants.

3. User Accounts

  • You must be at least 18 years old and legally capable of entering into a binding contract.
  • You must provide accurate, current, and complete information when registering.
  • You are responsible for maintaining the confidentiality of your password and account.
  • You must notify us immediately of any unauthorised use of your account at support@liveunlokd.com.
  • One person or entity may not maintain more than one active account without our written consent.

4. Landlord and Agent Obligations

  • Landlords and agents must ensure all listings are accurate, lawful, and comply with applicable residential tenancy legislation in the relevant Australian state or territory.
  • All advertised properties must be legally available for rent and free from undisclosed defects that affect habitability.
  • Landlords consent to Unlokd collecting a platform fee of $25 per week per tenancy as consideration for platform services. This fee is deducted from rent payments processed via the platform.
  • Landlords must complete Stripe Connect onboarding to receive payouts. Unlokd is not liable for delays caused by incomplete identity verification.
  • Landlords and agents must not engage in discriminatory practices in contravention of the Racial Discrimination Act 1975, Sex Discrimination Act 1984, Age Discrimination Act 2004, or applicable state anti-discrimination legislation.

5. Tenant Obligations

  • Tenants must provide truthful information on their profile and in applications.
  • Tenants are responsible for rent payments as agreed in their individual tenancy agreement with the landlord.
  • Unlokd facilitates payment processing but is not a party to the tenancy agreement between tenant and landlord.
  • Tenants using the Team-Up feature agree that all co-tenants must independently accept these terms and complete onboarding before a group application is submitted.

6. Platform Fees

Unlokd charges a $25 per week membership fee deducted from rent payments processed through the platform. This fee is subject to change with 30 days’ written notice to affected users. GST may be applicable. No fee is charged for browsing listings or submitting applications.

7. Payments and Refunds

  • Payments are processed securely via Stripe. Unlokd does not store card details.
  • Rent payments are held by Stripe and disbursed to the landlord’s connected account, net of the platform fee.
  • Disputes regarding rent or bond must be raised directly with the relevant State Tribunal (e.g., VCAT in Victoria, NCAT in New South Wales, QCAT in Queensland).
  • Unlokd does not issue refunds for platform fees once a tenancy has commenced.

8. Floor Plan Optimiser

The Floor Plan Optimiser is an AI-assisted advisory tool. Output is generated by large language models and is provided for informational purposes only. It does not constitute engineering, architectural, or building advice. Users must consult licensed tradespeople and obtain relevant permits before undertaking any renovation or construction work. Unlokd accepts no liability for loss or damage arising from reliance on Optimiser output.

9. Prohibited Conduct

You must not:

  • Use the platform for any unlawful purpose or in violation of any applicable law.
  • Post false, misleading, or deceptive listings or content.
  • Scrape, copy, or systematically extract data from the platform without written permission.
  • Attempt to bypass authentication, rate limits, or security controls.
  • Harass, threaten, or discriminate against other users.
  • Use the platform to conduct transactions outside of Unlokd’s payment system to circumvent platform fees.

10. Intellectual Property

All platform content, trademarks, and technology (excluding user-generated content) are owned by or licensed to Unlokd Pty Ltd. You may not reproduce or distribute platform materials without written consent. By posting content (e.g., listing photos, reviews), you grant Unlokd a non-exclusive, royalty-free, worldwide licence to use that content to operate and promote the platform.

11. Limitation of Liability

To the maximum extent permitted by Australian Consumer Law, Unlokd’s total liability to you for any loss arising from use of the platform is limited to the amount of platform fees paid by you in the 12 months preceding the claim. Unlokd is not liable for indirect, special, or consequential loss. Nothing in these terms excludes liability that cannot be excluded under the Australian Consumer Law or the Competition and Consumer Act 2010 (Cth).

12. Termination

We may suspend or terminate your account at any time for breach of these terms, with or without notice. You may close your account at any time by contacting support@liveunlokd.com. Termination does not affect any rights or obligations that arose before the termination date.

13. Dispute Resolution

If you have a complaint, contact us at support@liveunlokd.com. We will endeavour to resolve disputes within 14 business days. If unresolved, disputes may be referred to the relevant consumer protection body or Victorian Civil and Administrative Tribunal (VCAT).

14. Changes to These Terms

We may update these terms from time to time. We will notify registered users by email at least 14 days before material changes take effect. Continued use of the platform after the effective date constitutes acceptance of the updated terms.

15. Governing Law

These terms are governed by the laws of Victoria, Australia. You submit to the non-exclusive jurisdiction of the courts of Victoria.
